MOUNT PLEASANT, S.C. (WCIV) -- The Boulevard is one of Mount Pleasant’s newest developments situated on Coleman Boulevard.

Next door, a guarded empty lot waited for its fate.

"They have submitted this proposal. It’s an impact assessment," said Christiane Farrell, Mount Pleasant's director of planning and development.

The town planning commission will vote on a proposal for a "Boulevard Phase Two" Wednesday night. The plan, submitted by Chicago-based developer Heitman, called for more than 100 units and a parking garage.

“They don’t have enough room for the first one," Old Village resident Oliver Mayfield said. "Where are they going to put the people for the second?”

Mayfield lives a few blocks away from the development. He said the complex brought congestion to the old Mount Pleasant roads.

“You ought to see it on the weekends. I’ve counted 25 on both sides,” Mayfield said.

“I have noticed all the way to the end of the block, [cars] are parallel parked along the grass,” Boulevard resident Chelsea Thomas said.

Neighbors also worried the cars made King Street even narrower, forcing children and pedestrians to walk in the way of cars.

"Kids walking to Moultrie Middle School have to walk in the middle of the street," Mayfield said.

The Boulevard did have a parking garage inside the development, but it was not offered for free to residents.

“People are paying good money to live here so they feel like that should be something that comes along with it," resident Abby Stevens said.

Stevens didn’t want to pay for the garage either, but after a month living there, she changed her mind.

Mount Pleasant's planning commission meets Wednesday at 5 p.m. A public comment period is first on the agenda.

The Heitman development group submitted the proposal for phase two. A communications representative at the company did not respond to ABC News 4's request for comment.
